Massive News for our club?

Possibly one of the most significant days in recent times for the club if my memory serves me well.

My understanding from various shareholder information meetings and the time when Messrs Shaw and Worthington were in the chair is that the club get a significant lump sum as soon as planning permission is granted on the land that was sold to Roberts.

Looks like a win/win situation, new homes means potentially new supporters and also this has got to mean better public transport into Wincham which has been sadly lacking, being on a bus route may encourage more supporters who dont drive and dont fancy the 20 minute walk from town :clap

Must agree, I can’t see how we can lose out on this development? I wonder if there is plans for a pub on the estate though? That could create a potential loss in the social club before games.

Iam led to believe that this phase one of the development with the second phase to be smack bang where Wincham Park sits! No sure how true the rumours are, but could mean even more potential off profit and a new ground, but that’s all rumours at the minute.

I understood we sit in phase 2 or 3 so dont think we will get a windfall until Roberts phase is done, our benefit is either a new estate on our doorstep or a new groung which can be good but can be a hindrance as well - spending money to quickly, it does not alwyas work out hence the desire to be nearer the town than now ! still if its managed well then I too cannot see a downside but it may be longer term than immediate ? UTA

Great news then. But whats with all the unaffordable housing?

Wincham park is right up there with the best non league grounds Around.

It’s not as good news as it appears, as per the last info meeting a certain business has like us announced it is not moving. Until permission is granted for housing on the land we sold it is as you are.
Yes we have a good ground which needs constant tlc(massive paint job next summer for example) but we also need more facilities in and around it. Sometimes I wish it was as simple as popping up to sainsburys and saying fancy a swap? Now that would be a story

Saw this story the other week. It can only be good for the club.

With regard to us getting a ‘windfall’ payment : my understanding was that this was in two installments, the first part of which would become due when planning permission for the area in general was given. I did not think that it had to apply specifically to the land we sold, just that the go ahead for the housing project was given. Of course this was quite some time ago now, and I may well be wrong.

I think your right MT or to put it better that was the way it was explained at the time!!! - the truth may lie between, BUT the point I was trying to make is that we should be due a windfall payment on granting of planning permission NOT when the things get built on.

Which I’m guessing if true would make life a little easier for those at the club who have to juggle the finances on a weekly basis (JAP/Neil/Andy Lomas/Pritch et al)

I really dont think we should move again. what a great location we will be in surrounded by potential fans (granted probably not many) and potential users of the social club. What a great place to have your parties etc. no messing with taxis , able to drink and walk home! plus dont forget how much money we lost the last time with the pitch fiasco, and the extra work we had to pay for ourselves, tarmaccing , roof blowing off , lawyers costs etc. you never know what could go wrong, and you can bet these companies will have better lawyers than we could afford. lastly it is a great little ground and our HOME . better the devil you know !

Not really about moving grounds tbh, it would mean the ‘town’ had moved to us and that can only be good news, but the main thing is that the club ‘allegedly’ should get a windfall payment from this news IF the previous incumbents are to be believed.

That windfall was in the region of £100,000 amazed by the lack of response but in hindsight should have used the perennial headline ‘V1cs in turmoil’ to provoke a flurry of posts and reaction!

I think investigations/negotiations moved on with Roberts, and I believe the money is now only due once Roberts have been paid for their land by the builders, and not when planning permission was agreed as previously thought. Hopefully, they agree to move on to pastures new, rather than take the stance that we have taken, which is not to sell our land until the builders make us an offer meeting all our criteria (i.e. a new ground, meeting our specification, no further away from the town centre, and £500,000 to put in the bank etc, etc, etc).

A good question on clarification to ask the Board at the next information meeting.

Could our ground not just be purchased through ‘compulsory purchase’ by the developers as we have no dwellings on Wincham Park? Same would apply to Roberts’?

Anything official on this ME? seems that a lot of our ills(financial) would be cured by the chasing up of this or is it a case of another load of BS being fed by a previous chairman?

Surely Richard Forrester of Aaron & Partners (our solicitor at the time) a director from the time or SOMEONE can put this to bed or confirm what we as shareholders were TOLD by MAW the appointed chairman of the club

Namely that the club WOULD categorically WOULD receive payment when planning permission was received on the land not IF a brick was laid, not IF a developer decided to or not give Roberts any money. We are not talking chicken feed here we are talking about tens of thousands of pounds. Hence the original subject heading.

Just for clarification this relates to the land behind the Wincham End goal which is fenced off and in no way means the need for any ground sale/move conversations as the land is no longer under the control of the Football Club.

I asked our current chairman about this at the recent open meeting and he said that its dependent on Roberts striking a deal, which as yet has not been done.
